Property owners in Baca County will soon receive their property tax statements for the 2025 tax year, and many may notice an increase compared to previous years.
One of the main reasons for the higher bills is the expiration of temporary discounts that were in place for the 2023 and 2024 tax years. During those years, the Colorado legislature provided a $55,000 reduction for residential properties and a $30,000 reduction for commercial properties. These reductions are no longer available for 2025, so property taxes are now calculated based on the full value of each property.
Local ballot measures have also contributed to higher property taxes. For example, voters in the Walsh Hospital District approved an increase in their mill levy during the last election to fund local services.
In addition, all properties in Colorado are reappraised every two years. The most recent reappraisal took place in 2025. Residential assessments were determined using comparable home sales from July 1, 2022, through June 30, 2024. Commercial assessments used comparable sales from July 1, 2019, through June 30, 2024. According to county officials, both residential and commercial property values increased during this period.
A Notice of Valuation reflecting updated property values was sent to owners on May 1, 2025. Property owners had an opportunity to appeal these new values during a designated protest period. The next period for appealing property values (not taxes) will be from May 1 to June 8, 2026.
